Living overseas does not mean you have to put your Australian property goals on hold. At Abundance Home Loans, we work with Australian expats across the Mornington Peninsula and nationwide to help them understand their options when it comes to an expat home loan.
Whether you are looking to purchase an investment property, buy a home to return to, or explore an expat refinance on an existing loan, the process looks a little different when you are living abroad. Lenders assess expat borrowing differently to standard applications, and the rules around foreign income, currency exchange, and residency status all play a role in how your application is structured.
Understanding Your Residency Status
One of the first things to understand is how you are classified under Australian law. Under the Foreign Acquisitions and Takeovers Act 1975 (Cth), being an Australian citizen does not automatically mean you are treated as a resident for foreign investment purposes. The ordinarily resident test requires that you have been present in Australia for at least 200 days in the preceding 12 months. If you do not meet this test, you may be classified as a foreign person, which affects what property you can purchase and whether you need foreign investment approval before buying.
This is an important distinction. An Australian citizen living overseas who does not meet the ordinarily resident test must obtain foreign investment approval before acquiring any interest in residential land. From 1 April 2025 to 30 June 2029, established dwellings are generally not available for purchase by foreign persons, with limited exceptions. New dwellings and vacant residential land can generally still be approved, subject to conditions and application fees. Foreign investment application fees vary depending on the property type and purchase price, so it is worth understanding these costs before you commit to a purchase.
On the state and territory side, most states and territories treat Australian citizenship on its own as sufficient to be excluded from surcharge purchaser duty and land tax surcharges, regardless of how long you have been overseas. This means an Australian citizen living abroad is generally not liable for surcharges such as those applied in New South Wales, Queensland, Western Australia, South Australia, Tasmania, or the Australian Capital Territory. Victoria's treatment of citizenship without a residency condition was not confirmed on a government source at the time of writing, so it is worth seeking specific advice if you are purchasing in Victoria.
What Expat Lenders Look At
Expat lenders assess applications differently to standard home loan applications. Your expat income, whether earned in a foreign currency or Australian dollars, will be reviewed carefully. Many lenders apply a currency exchange discount to foreign currency income to account for fluctuation risk, which can affect your borrowing capacity. Expat documentation requirements are also more involved, and you may need to provide foreign tax returns, employment contracts, and additional proof of income alongside your standard application materials.
The loan to value ratio (LVR) available to expats is often lower than for residents, meaning expat deposit requirements can be higher. Some lenders cap expat borrowing at a lower LVR, particularly for non-resident expats or those earning foreign currency income. Lenders Mortgage Insurance (LMI) may also apply depending on your deposit size and the lender's policy. A family guarantee arrangement may be available in some circumstances, which can assist with meeting deposit requirements, though eligibility depends on the lender and individual circumstances.
Expat interest rates can vary between lenders, and some lenders offer interest rate discounts depending on the loan amount, LVR, and whether the loan is for an expat owner occupied property or an expat investment property. Both variable interest rate and fixed interest rate options are generally available through expat lenders, though the range of products accessible to expats may be narrower than for residents.
Returning Expats and Non-Resident Finance
If you are a returning expat planning to come back to Australia, your situation may shift during the loan process. Some lenders have specific policies for returning expats who will be back in Australia before or shortly after settlement. For those who remain overseas at the time of application, non-resident finance options are available through a selection of expat lenders, though the criteria are more specific.
At Abundance Home Loans, we access loan options from banks and lenders across Australia to find solutions that suit your circumstances. Whether you are an Australian expat buying in Australia for the first time, looking to build Australian assets while you are abroad, or planning your return and wanting to stay connected to the Australian property market, we are here to help you understand what is available to you.
We also work with clients who are exploring an expat refinance on an existing loan, or who want to review their current arrangements to make sure their loan still suits their needs. If you hold an investment loan from when you were living in Australia, it is worth reviewing the terms to ensure they remain appropriate for your current situation as a non-resident.
Because the rules around expat home loans are detailed and depend heavily on individual circumstances, speaking with an expat specialist who understands both the lending landscape and the regulatory framework is an important step. Abundance Home Loans works with clients across the Mornington Peninsula and Australia-wide, and we are ready to help you understand your options.
Step 1: Understanding your borrowing power
Every journey starts with clarity. We'll look at your income, expenses, and financial goals to work out your borrowing capacity and what you can comfortably afford. Whether you're a first home buyer, refinancing an existing home loan, exploring investment loans, building with a construction loan, purchasing a car, or looking at personal finance options, this step gives you a clear picture of where you stand.
Step 2: Finding the right loan
As your mortgage and finance broker, we compare options across a wide panel of lenders to match you with a loan that suits your situation. From fixed or variable home loans and offset accounts to expat loans, car loans, and personal loans, we'll walk you through the details so you can move forward with confidence. Once we've locked in the right fit, we'll handle the application and take the stress out of the paperwork.
Step 3: Navigating the next steps
Depending on your loan type, this stage looks a little different. If you're buying a home or investment property, we'll guide you through making an offer or bidding at auction. If you're refinancing, we'll coordinate the transition from your current lender. For construction loans, we'll help you understand progress payments and drawdown stages. Whatever your path, we're right beside you through every step.
Step 4: Formal approval
This is where it all comes together. Your application is assessed, valuations and checks are completed, and once your loan is formally approved, you're ready to move forward. From those early "what if" conversations to right now, you've done an amazing job.
Step 5: Settlement and beyond
We'll walk you through the loan documents, the signing process, and everything you need to know to prepare for settlement or completion. And our support doesn't stop there. We'll check in regularly and review your loan each year with a loan health check to make sure you're still on a competitive rate, whether that means refinancing to reduce repayments, accessing equity, or reviewing your fixed rate expiry.
